1)If you want to have a loan, you can try some other banks.
Like us bank. Us bank is a portfolio lender, they don't sell the loan to Fannie Mae, so they don't have to follow Fannie Mae guideline. Another lender is ING. The difference is that ING has only ARM products.
2)If you want to use cash to purchase this property, that's fine. Fannie Mae only allows the cash-out after 6 months. But again the portfolio lenders don't have to follow.
For your case, you can try option 1) first, the worst case is that you can still purchase by using cash if you can not get the loans from any other lender.
Also, you can get heloc from some banks or credit union if you do want to cash-out. Bofa only allows 100k & the rate is high.
