跟房客说今年涨租$150，他觉得涨太多怎么回？非常好的租客

住了6年的一对好租客，从不生事，总是提前交租。去年4月房租从$1585涨到目前的$1695。同一个小区去年上市出租的单元从$1995 到 $2195不等。一个星期前给租客发email通知今年会涨到$1850，并解释了镇上房产税，保险和物业费都涨了，也告诉了目前的市场价是$1995-$2195。房客会email说"Wow, So it went up a little over $100 last year.  Another $150 This year. From reading the thread.  It looks like you are attempting to bring up to general market rates for rentals.   So is this the Norm now and what to expect for next year? We will sign on for this year.“

想keep这对好租客。我应该怎么回呢？再解释一下费用的上涨？要不要主动给他降一点价格？谢谢！
