If you have a mortgage, you technically can convey ownership to your children with a quitclaim deed, but the deed has no effect on the mortgage. It also doesn't transfer the obligation to pay the loan. Therefore, all you've accomplished is to give your home to individuals who have no obligation to pay for it – you're still legally liable for the mortgage.
