AGI 包括 1040 line8， which is from "schedule 1， line 10"  see https://www.irs.gov/pub/irs-pdf/f1040s1.pdf

schedule 1， line 10 是 combine lines 1 through 7 and 9, 其中schedule 1 line 5 是 rental real estate .... attach schedule E

Now, you go to schedule E, its calculation would somehow looks like this: 

Annual rental income = 24000. Taxes税=$4000. 修理=$3000, HOA=$1200. depreciation 折旧=10000.保险=$200.贷款=$600

24000 - (4000+3000+1200+10000+200+600) = 5000. 

So you have 5000 net rental income which ultimated get included in your AGI in 1040 line 11.
