thanks, jy, you rock. I realize because it is
rented, every time I went there, it was already a few inches of water in everywhere of the basement. I always assume it came in everywhere, but I shall go there when it starts to rain to see, maybe it came in from one place first.
The lowest verbal estimate (not official quote) as I only ask the contractor to take a quick look was $12,000 to digging out all soil, ashphalt pavement 1 side of house, removing old weeping tiles, putting new weeping tiles, putting 2 ft 3/4 rocks/gravels, putting membrane (not sure which membrane) and putting soil back. The perimeter of the house is about 160 feet. I have to be responsible for deck removal, putting ashphalt back if i want. JY, is that normal price for the same job in your area?
I also have a backwater valve, the black one at the middle bottom in the first photo.
JY, do you know is this backwater valve for weeping tile or for sewer?
BTW, I do have a bathroom in basement in other end of the basement.
