There are a lot of things you cannot do.
For a rental property, you HAVE TO hire a property manager to do it, you cannot even sign a rental lease. If you sign a rental lease, you are considered "working in US", and you need a visa to do that.
You can be depoted and banned from entering into USA again. Be careful.
If you are not planning to hire a property manager, you have to invest substantially large amount of money to get an investor's visa. To do that, you probably have to buy large apartment buildings, buying a house or two does not work.
If you buy a house for your own use, yes you can do anything and everything. If it is rental, it is a totally different game.
You can stay in US for six months as a visitor, but you cannot work there without a visa.
