Thank you Miat for sharing your Standard Procedure for tenants. I have learned a lot from you.

To be a professional landlord, I have long way to go because sometimes I follow my feeling not Standard Procedure to choose tenants. For example, I was sympathy for a black family (they made a story) and let them move in my house with a half month payment only. Then I never got any money and had to evicted them out with more cost.

After that, I always check rental history, credit report and pay check stubs and employment for applicants. Now I know I should follow certain other rules in Miat's Standard Procedure. Thank Miat again.
