涨租问题

我有个房客不错，月月按时交租，住了一年了，最近跟她说每月涨$100房租，她说她知道涨$100不多，可是现在的租金巳经 at the top of her budget, but she will try and see if she can make it work if I need to raise it.
下一步应该怎么处理呢？接着涨，还是算了？现在的租金低于市场价$300到$400
