Am I in the last train?

I just started the property investment a few months ago.

After I get a little bit comfortable i found it is harder to get a property.
There are very few new foreclosures or good deals coming out recently and for those in market for long time, it is also hard to get it. I recently made a dozen offers, some offers are 6% higher than the list price, but none of them get accepted.

Is the bear market over? Am I in the last train?
