1. State your intent first - you want to convert the retail space to residential use.

2.  Provide Zoning Ordinances Chapters/Sections to which you are requesting variances against. 

3.  Describe the characteristics of your block/lot (dimensions, orientation, building size, location) - a sketch may help.

4.  Describe reasons for your request(s).

5.  Stress no exterior alterations and converting the retail to residential makes the buildings/uses more in character with the surrounding homes.

6.  List any other benefits for granting you the variances.
