CGT tax rate是根据一年的MAGI (modified adjusted gross income)。你工作十万,俩个房子增值50万,MAGI就是60万。根据下面的表格,增值的50万要收20%,工作收入的十万还是按收入税你以前的税率(据你说是12%)。

如果你分两年卖,比如一个房子最多30万,那么MAGI只有40万,根据下面的表格,增值的30万只要交15%,工作收入十万还是你以前的税率。
