In Texas, I can offer:

5.0% rate, 1.74% point for 25% (or 3% point for 20% )down other broker/lender fee is about $2000.

With rate of 6.0% only save you one point. if you plan buy and hold. 5% is better.

Check local Chinese paper to find a local broker/loan officer.
