1. charge landlord when tenant pay.

the cost of leasing usually should be 70% to 100% of one month rental. among half should pay to tenant angent, like pay to buyer agent in a sale case.

2. mge should discuss with landlord about progress. Allow the lanord to marketing and follow the prospectors.
