Very well. The 7% appreciation is actually better than

my area in the past years, which was only about 3% per year, due to tea party, budget cuts, and multiple government shutdowns.  My area is an hour away from DC.  Only in 2020 did we have a good increase of about 10%.  2011-2019 all had very slow appreciation.  However, with leverage, we were getting about 26% increases/year.  You are also right about 10 million in 10-15 years.  My estimate is that it will be about 12 years in my persoanl case to reach 10 million.  Our housing appreciation has been slow, so this goal can be done by others perhaps in a shorter time than 12 years.
