Q for masters here, can landlord terminate lease before it

expires?

I would like to sell one rental property. The rental lease was for multiple years and still has two years to go. I will talk to my tenents about it, but I am afraid they won't want to move. Do I have the right to terminate the lease if I want to sell it?
