Still you have to consider location and neighborhood, how you feel inside. It is very personal.
2. If you want to buy for investment, make a study of the local rental market first. Do not start considering the offering price before you have done your homework. My feeling is that you are not quite there.
For 3+3 unit, assuming you can consistently rent for $2k, $180k is something I might consider marginally, but far from a good deal.
