请教：7days notice 和 30days notice 的选择

请教各位：7 day notice 是要求付房租，付了继续住。30 day notice 是中止租约，landlord regains possession of property. 遇上垃圾只想赶走，我可以用不付房费为理由发30天notice赶人吗？还是必须用7days notice, 网上查了一下：但不明白
比如Violation of a lease provision
and the lease allows for
termination;
请问有人做过30天notice吗？谢谢
