Wells Fargo closed their door for investment properties HELOC on April 30.

I have one application with them. My other properties miss the deadline.

Wells Fargo interest rate is prime plus 1.25% (that is 4.5%).

PNC's 2.5% HELOC interest rate is the best for primary residence. PNC does not offer investment HELOC. 

Both Wells and PNC pay the upfront transaction cost.
