so real question is: will rate go lower in next 2 years?

 I did the same calculation and I am attracted by the lower rate with fee.

But if the rate would drop big enough before the break even point, I cannot refinance then or I will not recover the fees. 
so real question is: will rate go lower in next 2 years?
