Most offer usually has a contigent on house inspection, after both sides signed the offer, there is usually 3 days(depend on how it is written in offer) to finish inspection and give inspection feedback to seller , then one addtional day to make decision on the feedback from seller, so usually 4 days after inspection, you can cancel without any money penalty.
