sometime agent promises you no fee, but later you realize that your principal raised by 3000 dollar, say. which means you are going to pay a 30 year loan on 3000 dollar. This is a very common practice in the past. Usually bank have around 1% origination fee, the no fee is mostly agent;s concession to kick back his commision.
My agent is not California one and we do have to pay a fee, but he was prompt and professional in the past with us. Sometime he adviced us against refinancing. And also I figured the rate won't drop too much from now on so I went ahead did it.
