Are you all-cash buyer?

Walgreens/CVS is likely going to survive the next 10yrs (against Amazon).  Your biggest risk is probably 10yrs later when the lease ends, Walgreens leaves.  If you have a loan at that time, and this is not a great location (for new tenant or redevelopment), you'd be at a bad position.
