You will have to depreciate those improvement separately

building structure including furnace, AC, water pipes etc, 27.5 years.

appliances, carpet etc, 5 years. details see MCRS 

So your annual depreciation would be (original condo depreciation (27.5) + new appliance (5 years) + new AC/pipe (27.5) etc....)
