According to your theory, 80% bay area homeowners will go BK in the next couple of years since they do not have 50% equity in their homes.

San ramon's home price has already dropped 40% from its peak in 2006. At its current price, san ramon is no more risky than any other locations in the Bay Area. FYI, there are not many foreclosues in San Ramon.
