rent-to-own:  renter purchase house AT THE END OF the lease term

seller finiancing:  renter purchase the house NOW, and you collect mortgage payment. 

The issue with default is, when the tenant/buyer defaults, which option is easier to get the house back.   Rent-to-own is much easier.
