I think you can work out with the tenant

You are actually in a better position than the tenant. At least the tenant is responsible for the rents for the whole term.

1)Check to see whether it's ok to ask the tenant to continue to pay until you find the new tenant.

2)Start putting out the ads again.

At least it's better than a bad tenants you have to evict.
