Hispanics are in fact the safest renters, here's why

1) They don't speak English. They know very little laws. They are very afraid of police or going to court because they know they couldn't win there. Chances are, they will pay rent on time.

2) They often share the house with 1 or 2 other families. As a landlord, I silently allow it, or pretend that I don't know. Therefore, it's very possible that 6-8 people may move in despite original 3 names on the lease. I understand that this is the only way they can afford to pay the thousand dollar rent. Once this arrangement is made among themselves, they are often very stable renters.
