find a few friends, each come up 1m, 4-5 total down payment 4-5m get another 15m multifamily, wait for a few years, rehab, increased cash flow, refi & cash out, or wait for the right buyer turn around for capital gain....

There used to be an agent from Atlanta asking investors to join, since she found the deal....
