Here we have two different evictions:

1. Non payment petition to recover real property. This is what to use when the tenant does not pay rent.

2.  Hold-over petition to recover real property. This is to use when you gave tenant proper notification but the tenant did not leave.

I would recommend to use a lawyer if this is the first time you deal with such situation.
