condo question

I gave offer to a townhouse, the price is $38500. My offer is full cash offer.

But after I think it over, the HOA fee is $230 a month. If I din't rent it out, I need to pay it every month.

if I rent it out, I check the criagslist price, I could rent if for $700-$800.

Should I buy? the addendum is already sent to me. while I still couldn't make my decision.
