The next 2 years, including this year, is one of the best opportunities in historical term to expand positions in housing portfolio due to unprecedented wave of foreclosures. Rather than trading existing holdings I have from last decade and early this decades that are all having good cash flows, I would spend my time to expand my positions. My philosophy is not to break good cash flows, but to expand them. Currently we have such opportunities. Begining investors' vision is very narrow, they look at their only 1 or 2 houses, thinking of finding the peak and dump them and buying them back when the bottom is reached. That's easier said than done. My time is better spent by expanding my positions to scale. That's why many beginning investors don't really understand what I am talking about.
