Not too much impact to future appreciation
For example, a house next to Hwy may sell a little less than a house in a quiet Cul-del-Sac during a boom time. House A next to Hwy sells for 450K, whereas house B in culdelSac sells for 500K. But when you buy it, House A is also slightly lower in asking price. The overall appreciation percentage will remain about the same. I don't think it matters too much.
