My I add early termination fee in the lease?

If tenent sign 3 year lease and he just live 1 year and moved out. How much do I request fee? can I add early termination fee paragragh in the lease to avoid in the future? usually how landlord process this situation? my tenant moved out 2.5 months, and until today the house still vacante. Thanks for your opinion!!!!!!!!!!
