Don't do that - very difficult to manage

1. if tenant delays payment;
2. if tenant bring everyone else e.g., 3 family living together;
3. if tenant smoking, with dozens of pets.
4. if tenant change the home to home business

All these can be defined in a Lease Agreement. However difficult to enforce from distant states
