I focus on signing long term lease, so I can rent
myself. All my house have 24 month lease, and some with 36 month lease. I give progressive incentive for long term lease. Such as I give xxx discount if more than 12 month, and xxx discount for more than 24 month and xxx discount for more than 36 month. Actually, the more you hire Property manager, the more turn over you get and the more you get busy for worse.
