Mr Mah, please tell me where to find a resale flat without COV now ??? Do you really aware of the current market? Even a 2nd storey 4rooms flat in Bukit Panjang aks for $15k COV. Imagine other area. I plan to ROM this year. As me and my boyfriend share rooms with siblings. Where are we going to stay after ROM? We need to buy resale flat urgently. But as a diploma holder and with current salary, we need to postpone our plan. I think I need few years to save money to pay COV, agent fee, stamp fee etc.

You were voted in by the people yet I feel more disconnected by the day. It seems that you do not understand the pain felt on the ground.I am an ordinary citizen and only have a simple dream - to find a place where I can call home. Is this wish too difficult and too distant? Affordable housing for all, is that a reality no more?

The price between public and private housing is getting blurred. I do not want to be saddled with debts even before i get married, hoping to buy a house i cant even afford.

The govt let in low grade foreign trash to fight for limited HDB flats with us, and tell us they have increased the value of our 'assets'. If one doesn't already own this 'asset' one suffers. Even if one owns this asset, one can't actually sell it and live in the park. Only the foreign trash can sell it, take the money and move somewhere else. As a single, I'm worse than a PR. I don't want to complain about not being able to buy a new flat or get subsidies. But it's unfair PRs come here with cash savings but my cash is stuck with CPF. How to compete with them to pay COV? The govt's job must be to help the people, not help the foreigners to make our lives miserable!

sad very sad. yes singapore has grown very competitively. Those who can't afford to compete are forced out. Gov is luring singaporean who wish to enjoy the 'profit' of their HDB investment to sell their place to live in sg and move out of the country find elsewhere to live now.

The ministry should control the valuer not to take recent transacted price as a benchmark. And not to include price with COV on their HDB webpage. Because this is adding COV with more COV in the next transaction. I am sure the GOV is competent to do this simple thing, isn't it?

It is really getting out of hand that people are having to pay through their nose for unrealistic and crazy HDB prices (320k direct from HDB). And it doesn't help that the sellers in the resale market are speculating the prices of their HDB as if they were private properties. WAKE UP YOUR IDEA!!!! THIS IS A F$%KING HDB. We should't be paying exorbitant prices for something as neccessary as a basis shelter over our heads. Please people, WAKE UP!!!!

HDB AFFORDABLE????? Just increase my pay to 50% of what MBT is getting every month and sure AFFORDABLE!!!!!!There should be an exercise for the ministers to take a pay cut equivalent to an average Singaporean monthly income for say 3 months in every calendar year to let them experience all the REAL problems we are facing everyday then come and comment if its affordable!!!

Please lower the valuation, i and my wife have been balloting online for a unit from HDB for 10 over times for 2years already but till date our queue number has been quite disappointing. No choice have to buy from the resale market at sky high prices, if one day we are retrenched and result in cannot afford to pay the installments and our house are re-possessed does that make us bankrupt and in a very difficult position??? Please help us!!!

The Mah's government has planned this for several years, to jack up the HDB price as much as possible (limit the supply and increase the demand). And yet, the price now is still considered as affordable by Mah's government. Mah is absolutely a talent to achieve his KPI - The record resale price index, COV. However to the young people without a rich dad but wanted to set up a family, his word is absolutely irresponsible and make people pi**** off. I will vote him out !!! Let him go to be the property agent rather than making all the ordinary young Singapore pi*** off with his action and words.

The escalating COV is beyond our reach and contradicts pro-family policies for more marriages and babies. The govt should be responsible for such high COV. The minister's comments to let market forces determine the COV was uncalled for. New flats are limited, forcing people to resale markets. This creates a seller's market where the highest bidder(those who can pay most COV) gets the flat. This encourages flat sellers to ask for exhorbitant COV simply becos there's always willing/desperate buyers around. Is HDB going to wait till the COV is as much as the valuation of the flat to call for a review. Bear in mind we have seen ridiculous flat prices (with a shocking COV) closing at 800K in 2006/7. This is private condos price. If i can afford this, i would'nt be writing this.

“Buyers can choose not to pay a cash over valuation. And in fact, the latest data shows that almost one third of transactions today are transacted at or below the valuation. So cash over valuation is not a forgone conclusion. It’s not evident for all transactions.” MBT explained - 14 Sept 2009 in parliment. I have been searching High & Low for this Promising Resale flat that is below the valuation since Mr Mah told us - there is basically a 1 OUT OF 3 chance. I really hope I can believe him, can I? I went to see a 4A flat Blk39X today at Bukit Gombak, the owner refused to believe that their flat is valuated below 300K, they wanted a re-valuation. I thought to myself - Even your own citizen also do not believe in your HDB endorsed valuation. But I am not hsppy, I will not be surprised if their re-valuation will put their 24 years flat back to the 350K mark - I can hardly trust this valuation anymore ... When one of the potential buyer asked the agent how much the owner was asking for - "380K, Yes, 75K above the valuation. The owner does not believe in the valuation. There shall be a re-valuation." I looked emotionlessly at the buyer, who seemed to be having a mild shock. From my heart, I wish I could tell him - "Yes, its a 75K COV, you can still listen to Mr Mah, you can choose not to pay it, forget about this flat, there are 33% of resale flats out there that require you to pay zero cash - you just have to believe in Mr Mah ..." I feel so sorry for him & myself. It was a sad day, a sad scenerio for all of us - Singaporean. DO SOMETHING WILL YOU - MR MAH? 1)BAN COV ! 2)STOP RAISING THE HDB RESALE VALUATION !

Please make HDB housing more affordable for all. Over the past few decades, prices of HDB have been appreciating by about ten folds or more and at the same time, the $8k limit has not gone up in a long time. Most of our CPF funds have gone to paying for our HDB and funds have to be channelled out from the goals of retirement and education. Likewise for our cash. This also exacerbates the problem of Singaporeans not wanting to settle down early due to the 'affordability' issue. I believe many people like myself will be reluctant to settle down, as much of my hard earned money will be to pay off housing. It may also cause other social problems which arises from stress.

Making resale flats more affordable is in line with the efforts to increasing our population growth. Settling down in their own homes, be it resale or first hand, is a pre-requisite for many young couples today, before babies or marriage comes.

Don't blame young Singaporeans marrying late or not making babies. We are being forced by circumstances. Expensive housing = no money; No money = can't feed family. Therefore, our nation's birthrate is low. It will continue to be so.

Why is Government flats so expensive. If I only lease a HDB flat it doesn't benefit me even if it is valued at S$1.0 mil. When I let go of my present one, I have to get another at around the same price and pay higher stamp duty for it.

In ancient China, people had to fend themselves against govt troops. Likewise here, we fend ourselves. PAP is seen as predators. They come up with out-of-touch policies, esp HDB's that cause great sufferings to population. Pay them high salaries and they make our lives miserable.

Are you all fools ? Your govt is not different from North korea or china.. these guys are so selfish and just running you all for his own wish. Thats all All countries governments are running for the people ! But in Singapore People are running for the government !! They building world class infra. hi-tech roads..etc..etc... is not to make Singaporeans good, its just preparing country to earn more .. so the result will be ?? Result will be Singapore govt will become richer and more powerful and more control over the world (something like Japan) But the people life will be damaged here.. such a small country can't be too greedy. Stand of living will be worst for the middle class and poor here... it will more crowded and more competitive. Life wont be normal. You cant buy car, home..etc They want to make it like tokyo ..but you all know how costly, crowded and tough Tokyo is.. still tokyo is not bad beacze its all its own citizen ...so its not a problem if the country is like that with its own citizen.. But for what singapore pumping foreign people so much to get that ?? Remember all the new citizens are taking our share in this small country and pushing out. That's what we are seeing now. Lot and lots of Singaporeans now saying going to immigrate.. you think the govt will cry for you?? They will be very happy if Middle class and poor Singaporeans leave this country. They just need rich tax payers. If ask them if they are so good govt then why they are putting singapore media press freedom equal to Afghanistan ??? They can not sell singapore if you have that freedom !!! So don't always shake your head like a kid wake up and think !!

As a father of two kids, someone that all along supporting government policies believing in faith, someone whom serve the NS without complains for years, who always have been proud of my country was somehow reach the disappointment and disgust stage, for issues that hunting me and my spouse lately. HDB a tremendously question mark in my mind, what is HDB? what is its origin of purpose? My wife have been sending appeals to its office time and again, and every replies is similar, a repeated policy transcript stating "Its HDB policy and regulation " I have a son age 10 this year, while I have a baby daughter just this September, living in a three room flat with my in-law and my wife's brother, that means 4 adults, 1 kid and a baby. My wife is a divorcee and she took up her first HDB housing loan years ago after which moves in to her mum's which is the present flat, we got to know each other and get married, we then decided to start our own family with the basic "home" ,however to my surprise, we realized if I were to take a new flat with HDB loan, we will have to fork out 30+k CASH of resale levy inclusive of interest for the period after my wife and her ex sold their flat. It gave us a tremendous impact as we do not have that amount of cash not forgetting that 30+k is just for the levy, we will have to consider other related expenses and so we decided to source for a resale flat and taking bank loan instead, our only choice, however we freak out after several sellers asking COV of minimum 5k to 10k for a mere three room flat, 8k to 15k for four room flat. That was a definitely a set back for me and my wife, we can accept that but adding up if I were to take bank loan We will have to pay 5 percent cash, that is average minimum at least 20 to 30k CASH. This issue, HDB replies, its policies, the current market trend set us on "fire" .There is no words that could describe. I always wonder WHY singaporeans are so rich, that can afford value that is almost half a million for a HDB flat. In one way, government says birth rate is low, elderly trend is rising, encouraging for higher birth rate, advising and encouraging young singles to start family, but why HDB did nothing or nothing significant and practical to help or assist the real home buyers that could not afford the so called "COV" ? A home is the basics, a asset, a shelter for every each individual Singaporeans that call SINGAPORE our home. Without a home, there will be no issues regarding to any argument pertaining "Rights and benefits of being Singapore born citizens" , because there is no home, no way to secure one, getting more impossible to possessed one unless not for the case for the top percentage of singaporeans, but then what about those young couple who have just started a family, and in need urgently for a flat for not only themselves but their kids? those who just started working and not cpf rich? those like in my case, met a woman I love but a divorcee, have to pay a hefty levy before I can even source for a house?those who are working but salary is not high enough? Are we being left to either sleep on streets?cramp all family members in a small flat "congested" is it a offence as I see if its in the case of foreign workers ?renting a flat temporary?a short term solution but expensive way not to say, should I proudly say I am a singaporean, have a warm loving family and kids but no house of my own in my own country that I am so rich to rent a house but cant afford my own? Can any one tell me what exactly happen to Singapore? Prosperous and booming? Why exactly so less singaporean speak up although affected? Is anyone that we have voted and chosen to believe in helping us?

3 ways to get new flat for new couple getting married like myself. 1. BTO (which take 5 years to get a flat) 2. HDB E-sale (10000 applied for 400 plus flats) 3. Re-sale flat (Prices and COV got out of hand) Govt wants to get singaporean to get married and give birth. Please make it easy for the people !! Looking at the petition, it is not here because we have nothing to do.

Ten years ago an EM in the East zone changed hand at $478k and today same location same block, latest valuation showed $590k. $112k difference but our salary will never catch up to $112k in ten years even plus all the bonuses. Resale price had been increased year by year. Govt refused to bring down the valuation because they are worried those buying high last time will have problems paying their loan. But did Govt consider those buying NOW will be worse in years to come. Government had already made mistake some 15 years ago by allowing people to speculate and generate cash gains from the open market. It is time to make a stop, not to accelerate the property price further. Some HDB (so called government flats) already cost more than a private condo, what a laughing stalk.
