From 2006 till beginning of 2009, about 35% increment. It is obviously it is at peak now. The previous peak occurred at the end of 1996 prior to the 1997 Asian economic crisis. But from now onward, it is unlikely to dip for 40% like that during 1997 economic crisis, since there are much more new citizens and PRs now in Singapore. The demand is much higher now. It will remain at the high plateau for some time, with certain fluctuation. However, I expect the present peak is NOT sustainable. I expect the general trend onward will be definitely bending downward. But a bit of "W" shape is possible, a bit ups and downs, especially during the inaugurations of the IRs which will create a bit of buzz in Singapore. But generally, it is to dip for about 15%-20% within 2 years time, and sustain at a more or less average level in-between the peak and valley.
