新预算案与房价车价

新预算案对建筑业外劳的税收大幅提高，这是向正确的方向迈进。前两天楼下有人担心这会提高房子的售价。

其实在新加坡的组屋成本中，土地价占了80%以上，在公寓中，地价成本更高。全部建筑成本不过10-20%左右。而在建筑成本中，人工成本只占30-40%。而新预算案影响的只是人工成本中的外劳部分，所以对房价的抬升力是微乎其微的。

当然，从长远来说，人工成本提高，会全面提升物价，不过工资都水涨船高。重要的是人工成本提高，有助于科技创新，提升国家竞争力。

新预算案中关于汽车贷款的严格限制，将会对COE构成巨大冲击，我估计3月11日的第一次拥车证投标，价格会大跌。手上有些现金，又想换车的，机会终于来了。
