I have a short sale house in today. Market value is around $780K. The listing price $629K, plus another $20K cash to the 2nd. Our offer price is $620K because it is tenant occupied and we can't view the house before making the offer. In Aug, 1st lender counted us back for $695K. Then, we disagreed and ask the house is vacant before final approval and cut off $10K cash to 2nd. Now tenant is finally kicked out last weekend and 2nd agreed to reduce into $10K. So it is pretty good deal now.

 

 

Since my client don't want to wait, we got another little smaller house nearby already.

 

 

The property is located at Almaden Valley, San Jose, CA 95120.
