try to rent a house and testdrive the neighbourhood

Eans house price is at comparable level to what you have in CA (south or north). Property tax is high. School is good.

SFH in great hills runs at 550k to 700k for ~3500sqft homes, but still nice neighborhood. Property tax runs around 15000 a year. Lots of families pay house with cash and high tax doesn't seem to bother them at all.
