Best is retail building or small shopping center.You only need 10% as down payment.But good one is very hard to find and sells very quick too.

I had seen a 4 units samll retail propery came on the market this spring, asking for $170K, I think the monthly rental income should be about $2,000, I called the agent the same day and had been told it already under contrat for full price.
