Basically your positive cash flow depends on the ratio of the rent and cost of the house. Your equity increasement depends on the type of the house and locations. You should have some condos at water front, some deplexs/departments at the mass convienient area and some SFHs at the quiet established neighborhood. This way you can keep your positive cash flow to compenate the equity appreciation that is not realized immediately now.
