The biggest project the big players did in my city is a $39 million project. It is a high rise building and has more than one hundred units puls some commercial space ont the first floor. They have sold out the project and my calculation showed they made $10 million dollars.

It took them a year to operate the project. But I do not know how many investors they have to get to have the downpayment so there is a lot of background work before the purchase.
