Although the long term picture will remain the same as past 50 years, short to mid term is cloudy. Nobody can be sure which direction the price may go. I believe DC's price could go down more in 2007 and 2008, hit bottom somewhere in 2009. But this is just my unqualified speculation. Other regions like NYC, Boston, California may probably behave similarly.

The key is to treat RE investment as a long term plan.
