Cap rate = 12*7000/920000=9.13% in CA? No brain!

Don't walk, - RUN!

Dallas can't even get cap of 9.13%. But Houston can get as high as 15-20% if you are real smart.

I'll shoot for 6% for a multi-dwelling structure in SoCal.
