there are always some room for repair or credit, even if it's small. Your offer is only $2000 off the asking price, which is nothing in this market. It's more like a 5% redection.

remember to always
1.find your own inspector, don't use the one recommanded by your broker. They tends to not find anything.
2. Ask repair if needed. if they don't want to or you don't trust them to do the work, then ask for credit. You can have a professional to estimate how much it will cost to repair, normally estimate are free.
3. if the seller are not willing to repair or give you credit, depends on how much you want the house, decide what you want to do.

It's very tricky. Sometimes, seller is more eger to sell because if the house is on the market for a while, they need to move out or already brought another house. In this case you have more power. Sometimes, there are more than one offer, everyone is fighting for the same house, the seller might be mad and not want to sell it to you. It depends on the situation. Your broker should help you find out what situation you are in. However, most broker would want the house to sell at higher price so they can get more commition.
