A House I Just Finished Renovation

A client of mine was going to purchase it, but changed his mind after I promised the seller, so I had to buy it :-(

In Vienna, the best location.

I just power washed the siding and repainted the shutters and gutters. Also built the step and walkway for $3000.

 

Kitchen-

Cabinet and granite countertop, labor and material $4200. Who can get this deal? The other estimates are all over $7000.

Luxury appliances on sale in HomeDepot so I saved at least one third of the price.

Foyer-- the previous owner had never painted the handrails. I just painted it two layes and it i

Originally, there is a hallway inside the master bedroom and two doors in the hallway. One to closet and one to the bathroom. I wanted to utilize this space by re-arrange it, but I made a mistake by putting a large triangle jacuzzi into a small bathroom, so not much space for sink.

 

Also new carpet for the whole upper level, 4 bedrooms, hallway, and stairs, for only $1450. Deal or not?

Purchase price- $500K.

Assignment fee- $11K.

Points $20K.

Closing cost $15K.

Renovation cost so far- $32100. $2-3K more to install garage doors, etc.

Listed for $749900. The lowest price in whole Vienna for any house built after 1990.

$10K more interest to pay. $22K commission to pay the buyer's agent.

Projected net profit $120K. For the past 19 days, 12 hours per day. Very hard work.
