But supposely this should has been on your contract/offer to buy already.

For example, your contract should have said problem of what severity needs to be fixed/negotiated, or whether you can walk out if you are not satisfied with home inspection.

A "typical" contract, for example, might say that all "section one" (a california term?) needs to be fixed.
