Difficult to resell - not enough bathroom, bad design downstairs

for 3 secondary bedrooms, you need AT THE MINIMUM, a bathroom that have 2 sinks, and preferably one sink at each side of the tub/commode area, with doors that can separate the sink area and the commode area - that way, when someone is using the sink area, another person can still use the commode, in the morning rush.

Usually many 4 bedrooms houses have a small game room upstairs and 1 bedroom downstairs, as well as a full bath in downstairs. So the guests/parents/in-laws can have privacy, so do you.

the layout downstairs is really bad - it is chopped off into small spaces - the library and study is the same thing, who needs 2 separate rooms ?

The location of the laundry is bad. The kitchen and the garage is too far apart - makes it very inconvenient to bring grocery bags to the kitchen.

Overall, this is a rather bad floorplan. If I am looking for a house, this one wont keep me for 5 minutes.
