includes everything: garage, basement, and two story-rooms are counted twice. Even patio is counted towards total square footage.

What you mentioned in NJ is more or less standard in the US.

In other words, when comparing size of a house in the US and China, you need to keep in mind that translating the size of a Chinese house is not just a multiplication problem.
